Phase I: Environmental Site Assessment
A Phase I Environmental Site Assessment (ESA) is a review of past and current activities which could create environmental issues for a property owner in the future. A standard has been developed by the American Society of Testing and Measure (ASTM) to standardize a Phase I ESA. When EAA examines the property, we document the property and potential area sof concern. Research is performed on the properties' historical and present uses. and governmental records are reviewed to get a quality determination of the properties' environmental situation. As always, EAA emphasizes the importance of compliance, which can help owners, lenders, and investors avoid liability from “Dirty” property.
EAA utilizes the most current version of the ASTME1527 standard for all Phase I Assessments.

Phase II: Subsurface Investigations (Soil & Ground)
A Phase II is the actual testing of building materials, chemicals, subsurface soil and/or groundwater that is performed if the Phase I indicates potential environmental concerns. EAA uses the most comprehensive and accurate tests available and will advise the client on what is appropriate for each situation. A Louisiana certified laboratory is utilized for all analyses. The goal is sufficient information to protect the client without spending money on more testing than is necessary.
A Phase II includes a full, thorough report. The report interprets the analytical results for the client (compares them to EPA or Louisiana DEQ standards) and interprets what the analytical results indicate. Recommendations are made as to the necessity of further testing, remediation/abatement options (as indicated by LA DEQ) or no further action.

Phase III: Remediation Activities (Excavation and Disposal, RECAPS, Groundwater Well Installations)
A Phase III provides solutions to problems identified in a Phase II Investigation. EAA will develop an action plan and cost analysis for removing or treating the contamination and, if the client wishes, will manage the cleanup. EAA has extensive experience in both facets of this type of work.
